ROI Remodeling Home 26% Less 2010

Thinking about a home remodel? Think again, the Return On Investment of home remodels is down 26% in 2010.

 

Large investments such as home additions, new granite countertops, and bathroom remodeling have been been hit hard by the down turn in housing prices. Home sellers are looking at more practical means of increasing their homes value.

 

The new trend is towards cheaper alternatives such as standard laminate countertops, a new roof, bathroom fixture refinishing or new windows. These soultions may not return a whole lot, but they will save your pocket book and increase the homes value to a buyer.

 

The cost of remodeling materials have also increased an average of 8% this year, so you may want to keep this in mind when considering the type of projects you want to tackle.

 

In the meantime focus your energy on home maintenance. This is just as important. A well maintained home will give you an edge in a competetive market. When my wife and I were searching for our new home, the one that stood out the most was well maintained, even though it was the same age as others we passed up.

 

When the housing market turns around and prices increase, then you can think about more expensive projects.

The answer to that question is quite simple. Yes, home staging does, in fact, sell homes. All statistics show that homes that are well prepared for the market sell at a higher rate and at a higher price than homes that are not show ready. Often sellers recieve a higher appraisal on staged homes and multiple offers up front.

 
Does it pay for a seller to go to the work and expense of staging their home prior to the listing? All real estate agents will agree that they show staged homes more often than others as staged homes are ready to go for a buyer.

 

Staging is the process of preparing the home to enter the marketplace ready for the buyer to purchase and move into immediately. No repairs, painting, carpet cleaning, window washing or landscaping worries. Potential buyers remember the home that is staged well as it will totally appeal to the buyers needs.

 

Staging a home for the real estate market takes special skill and basically is designing the home to appeal to wide array of buyers. One must think in these terms to stage their home on their own. Of course there are many professional home stagers that one could call on to get the job done for the seller. As a professional stager I do recommend hiring a professional , especially if you need your home to sell quickly.

Designing the Perfect Rooms Home Staging Guides

A room that is balanced and functional will immediately make you feel comfortable. A room that “flows” well will automatically make one “feel” at ease. A room that is cohesive in it’s design and color flow makes one wish to “live” in it or at the very least, sit and enjoy it for a while.

 

No one room is “perfect”. No one color scheme “fits all”. No one paint color or wall arrangement is the “ideal”. One must insert their own individuality into a space to truely make it “your own”.

 

Proper furniture placement is essential to the great beginning of each room. You must consider the flow of traffic in each space. Blocking entrances into a room blocks the “flow” and the room will actually “feel” and appear smaller. You will soon feel uncomfortable in a room that you must travel around obstacles to exit. Placing every piece of furniture against the walls is another mistake many make. Even if your rooms are small consider placing a chair and side table in the center of your room just opposite your sofa. This will actually make your space appear larger.

 

Balance, scale and function. Without the three a room is not cohesive and you will not want to spend time there.
